Electronic City is Bengaluru’s oldest tech township, set up in 1978, and it gained a metro line in August 2025. Sarjapur Road is a newer growth corridor with more high-rise projects and more open land. Both work well as places to live. The right one depends on your office, your need for a metro and the kind of home you want. Gattahalli, off Sarjapur Road, sits between the 2.
The two areas at a glance
This guide compares Sarjapur Road and Electronic City as places to live, not as a commute. For routes and drive times, see our Sarjapur Road to Electronic City guide. We look at jobs, transit, daily needs and the kind of homes on offer. All facts are as of September 2026.

Jobs and the local economy
Electronic City. KEONICS, the Karnataka electronics body, set up Electronic City in 1978. It started on 332 acres across Konappana Agrahara and Doddathogur villages. Today it has 3 phases. Public records count about 200 IT and ITES campuses. These include large campuses of Infosys, Wipro, TCS, HCL, Tech Mahindra and Biocon. Since 1997, a township body called ELCITA has run upkeep for the industrial area.
Sarjapur Road. The job base here is more spread out. The ORR stretch near Bellandur holds big tech parks. Sarjapur Road itself hosts company campuses. The Welkin Park brochure lists TCS at 4 km, Tech Mahindra and Siemens at 6 km and Infosys at 8 km. See the full list under location.
Electronic City gives you one dense cluster. Sarjapur Road gives you a wider spread of offices along 2 roads. A household with 1 earner in Electronic City and 1 on the ORR may find a middle pocket works best.
Metro and getting around
Electronic City has the clear edge on transit today.
Electronic City. The Yellow Line opened on 10 August 2025. It runs 19.15 km from RV Road to Delta Electronics Bommasandra, with 16 stations. Stops include Electronic City, Konappana Agrahara, Hosa Road, Singasandra and Biocon Hebbagodi. It links to the Green Line at RV Road for trips into central Bengaluru.
Sarjapur Road. No metro runs on the road yet. The Sarjapur to Hebbal line under Phase 3A is 36.59 km long with 28 planned stations. The Karnataka cabinet cleared it in December 2024. As of September 2026, it still awaits Union government approval, per news reports. The ORR Blue Line, under construction, should give the Iblur and Bellandur end a metro link first.
Roads matter too. Electronic City sits on Hosur Road, which has an elevated expressway toward Silk Board. It also has direct access to NICE Road. Sarjapur Road relies on the road itself and the ORR, both busy at peak hour. The proposed PRR, now called the Bengaluru Business Corridor, is still at the land stage.
Homes and housing stock
This is where the 2 areas differ most.
Electronic City grew with its tech firms. Many apartments date from the 2000s and early 2010s. Many are mid-rise blocks with smaller clubhouses than new 2020s projects. You get more ready and resale homes, often in walking distance of offices. Newer towers have come up near the metro stations too.
Sarjapur Road’s outer stretch has more new high-rise supply. Large gated projects with big clubhouses and wide open areas are common. Most are under construction, so you wait for possession. In return, you get newer layouts, dual plumbing and more planned green space than most 2000s blocks offer.
Neither is right for all. A ready home in Electronic City lets you move in now and use the metro today. A new project on Sarjapur Road trades that wait for a modern home. We compared Sarjapur Road with the other big east corridor in our Sarjapur Road vs Whitefield guide.
Daily life: schools, health and leisure
Health. Electronic City and its Hosur Road edge hold several hospitals. The Narayana Health City campus at Bommasandra runs a large heart centre and a cancer institute. Sarjapur Road has Manipal, Apollo and SPARSH units. Our guide to hospitals near Sarjapur Road lists 5 within about 8 km of Gattahalli. Four of those sit in Electronic City.
Schools. Both areas have many private schools. The Welkin Park brochure lists 7 schools within 6 km of Gattahalli. These include Edenbridge International, Aurinko Academy and National Public School.
Leisure. Sarjapur Road has more large brewpubs and dining venues. It also has Kaikondrahalli Lake, a restored 48-acre lake. Electronic City has more of a work-town feel, with malls and food courts near the tech phases. See our things to do near Sarjapur Road guide for the full list.
Where Gattahalli sits between them
Gattahalli is a useful middle pocket. Adarsh Welkin Park sits here, off Sarjapur Road, on Rayasandra Road beside Gattahalli Lake. The developer’s map shows existing roads linking the site to the Hosa Road junction and Electronic City. That same map marks Sarjapur Road, NICE Road and State Highway 35.
So a Gattahalli home looks both ways. You can reach the Electronic City campuses and the Yellow Line on one side. You can reach the Sarjapur Road campuses and the ORR on the other. For a couple with jobs in both hubs, that middle spot can cut the longer of the 2 drives. It also spreads risk. If one partner changes jobs, a home between 2 hubs keeps more options within reach than a home at one end.
There are trade-offs. Gattahalli is quieter, with fewer shops close by than either core area. You will likely need a car or cab for most errands. The brochure shows a supermarket and ATM inside the 73,000 sq ft clubhouse, which helps. You can see what else sits on site under amenities.
A 1-week test before you decide
Maps and tables help, but living in Electronic City or on Sarjapur Road feels different. We suggest a simple 1-week test before you commit to either area.
- Drive both routes at peak hour. Go from each area to your office at 9 am and back at 7 pm. Do it on a Monday and a Thursday.
- Ride the Yellow Line once. If Electronic City is on your list, take the metro from your nearest stop to RV Road. Note the walk at each end.
- Visit on a weekend. Spend a Saturday evening on Sarjapur Road and one in Electronic City. See which pace suits your family.
- Check water and power. Ask 2 or 3 residents in each area about tanker use and power cuts in the 2024 summer.
- Price your daily life. List the cab, fuel and school-bus costs for each option. Small daily costs add up over 5 years.
This test takes about 6 hours in total. It often settles a choice that months of online reading cannot. When you visit Gattahalli, you can test both directions from a single spot.
Which one should you choose?
Use these 3 simple rules of thumb.
- Choose Electronic City if you work in one of its campuses and want a metro ride today.
- Choose inner Sarjapur Road if you work on the ORR near Bellandur and want many dining and shopping options.
- Choose a middle pocket like Gattahalli if your household works in both hubs and wants newer homes and open space.
At Welkin Park, the brochure lists 2.5 BHK and 3 BHK homes in G+25 towers, with 72% open space. Possession is reported for December 2028 onwards. If you need a home before then, a ready flat in Electronic City may suit you better. For more area guides, browse the blog.
