Sarjapur Road and Whitefield are the 2 biggest home markets in east Bengaluru. Whitefield has a working metro, open end to end since October 2023, and an older job base. Sarjapur Road has newer high-rise projects, more open land and a metro line still at the approval stage. Your office location and your travel habits decide which one fits.
The short answer
Pick Whitefield if you work at ITPL or near KR Puram and want the metro now. Pick Sarjapur Road if you work on the ORR near Bellandur, along Sarjapur Road or in Electronic City. Also pick it if you want a newer gated project with more green space.
Neither is better for everyone. Whitefield and Sarjapur Road both have heavy peak-hour traffic. Both have had water stress in dry years like 2024. Both have seen large new supply in the last 5 years. The table below sets them side by side, as of September 2026.
| Factor | Sarjapur Road | Whitefield |
|---|---|---|
| Main job base | ORR tech parks at Bellandur, campuses on Sarjapur Road | ITPL and tech parks around Whitefield and Brookefield |
| Metro today | None on the road; Yellow Line at Electronic City, south-west | Purple Line, open to Whitefield (Kadugodi) since 2023 |
| Metro planned | Sarjapur to Hebbal line, 36.59 km, awaiting central approval | Already served; ORR Blue Line under construction |
| Housing stock | Newer, many large gated high-rises | Mix of older villas, mid-2000s flats and new towers |
| Open land | More, on the outer stretch toward Sarjapur town | Less, as the area is more built up |
| Water | Borewells and tankers in many outer pockets | Similar history; Cauvery Stage V reaching parts |
| Social life | Growing; brewpubs and malls at 7 to 9 km from Gattahalli | Mature; malls and schools close to ITPL |
Jobs: two different office clusters
Whitefield’s rise began with the International Tech Park Bangalore. It opened in January 1994 as an India-Singapore joint venture. It is Bengaluru’s oldest large tech park. Many firms then built campuses around it, in Whitefield, Brookefield and along ITPL Main Road.
Sarjapur Road draws on a different cluster. The ORR stretch near Bellandur holds large parks such as RMZ Ecoworld and Embassy TechVillage. Sarjapur Road itself hosts company campuses. The Welkin Park brochure lists TCS at 4 km and Tech Mahindra and Siemens at 6 km. It lists Infosys and J P Morgan at 8 km, Accenture at 9 km and Eco World at 10 km. See our location section for the full list.
The key point is simple. A cross-town drive between Whitefield and Sarjapur Road can take a long time at peak hour. So live near the cluster where you, or your partner, work. If one of you works in Whitefield and the other in Electronic City, neither corridor is ideal.
Metro: running vs proposed
This is Whitefield’s clearest edge today.
Whitefield. The Purple Line runs 42.17 km from Challaghatta to Whitefield (Kadugodi). The full line opened in October 2023, per BMRCL. You can ride from Whitefield to MG Road and on to the west of Bengaluru without a change.
Sarjapur Road. There is no metro on the road yet. The Sarjapur to Hebbal line under Phase 3A is 36.59 km long with 28 planned stations. The Karnataka cabinet cleared it in December 2024. As of September 2026, it awaits Union government approval, per news reports. Construction dates are not fixed, so do not plan around it.
The link between them. The ORR Blue Line runs from Central Silk Board to KR Puram. It is under construction, with stations at Ibbalur and Bellandur. News reports expect sections to open from late 2026 into 2027. Once open, it should give Sarjapur Road residents a metro link at the ORR end. It also meets the Purple Line at KR Puram.
For a home at Gattahalli, the nearest running line today is the Yellow Line through Electronic City. It opened in August 2025 and runs 19.15 km from RV Road to Bommasandra.
Traffic and daily travel
Both corridors have well-known pinch points. On the Sarjapur side, the ORR junction at Iblur and the Carmelaram stretch slow down at peak hour. On the Whitefield side, ITPL Main Road and the Hope Farm area do the same.
Whitefield’s metro helps people who work near a station. Sarjapur Road has more buses and company shuttles than metro options for now. Many Sarjapur Road residents choose a home within 10 km of the office to keep the drive short.
The proposed Peripheral Ring Road, now called the Bengaluru Business Corridor, may help both areas in time. It is a planned 73 km ring road. As of mid-2026, the BDA was still buying land, and the first package was out for bids, per news reports. Treat it as a long-term hope, not a near-term fix.
Water, schools and daily life
Water. Both corridors grew faster than piped water. Many projects have leaned on borewells and tankers. Cauvery Stage V, launched in October 2024 by BWSSB, aims to bring 775 million litres a day to 110 villages on the city’s edge. Local reports say supply to many homes has lagged so far. Welkin Park is in Anekal Taluk, so ask how water will reach your tower. The project lists rainwater harvesting, a sewage treatment plant and dual piping, with treated water for flushing.
Schools. Whitefield’s school cluster is older, since families moved there from the late 1990s. Sarjapur Road has caught up fast. The Welkin Park brochure lists 7 schools within 6 km, including Edenbridge International, National Public School and Harvest International. Check seats and fees at each one before you decide.
Health and leisure. Both areas have large hospitals and malls. For the Sarjapur side, see our guides to hospitals near Sarjapur Road and things to do near Sarjapur Road.
Homes and new supply
Whitefield has the wider mix. You will find older villas, flats from the mid-2000s and new towers near the metro. That mix gives buyers more resale choice. It also means some older homes lack modern clubhouses or fire systems.
Sarjapur Road’s outer stretch has more new supply. Large gated projects with high-rise towers, big clubhouses and wide open areas are common there. East Bengaluru, which covers both corridors, drew 42% of the city’s home sales in Q2 2025, per Anarock. That share shows how popular the two corridors remain with buyers.
More supply also means more choice and some risk. Check each project’s RERA record, the developer’s delivery history and the stage of work. A newer project gives you a modern layout, but you wait for possession. A ready home in Whitefield gives you the metro now, but often an older building.
5 questions to ask before you choose
A comparison table only goes so far. These 5 questions help you match a corridor to your own life.
- Where do both earners work? If both offices sit on the ORR or in Electronic City, Sarjapur Road usually wins. If both sit near ITPL, Whitefield usually wins.
- Will you use the metro every day? If yes, Whitefield gives you that today. Sarjapur Road residents may wait until the 2030s for their own line, going by the approval stage.
- Do you want new or ready? Whitefield has more ready and resale homes. Sarjapur Road has more under-construction projects with handovers a few years away.
- How much open space do you need? Outer Sarjapur Road projects tend to offer larger lawns and lake views than dense pockets of Whitefield.
- How do the schools compare for your child’s age? Visit 2 or 3 schools in each area. Fees and seat counts differ a lot.

How Welkin Park fits
Adarsh Welkin Park sits on the Sarjapur side, at Gattahalli on Rayasandra Road beside Gattahalli Lake. It offers 2.5 BHK and 3 BHK homes in G+25 towers. The brochure lists 72% open space, 75+ amenities and a 73,000 sq ft clubhouse. You can see these under amenities.
It suits a buyer who works along Sarjapur Road, the ORR or Electronic City. It suits less well a buyer who needs a daily metro ride to Whitefield today. Possession is reported for December 2028 onwards, so it also suits someone who can wait.
Here is a fair summary of the trade-off. With Whitefield, you pay for a working metro and a mature area. With Sarjapur Road, you get newer homes and more green space, but the metro is still a plan. For more guides, browse the blog.
