Adarsh Developers projects span 37 years in Bengaluru, since the group began in 1988. The developer’s brochure lists 26+ completed projects, 12,000+ customers and 22.38 million sq ft delivered. It names Adarsh Palm Meadows, Adarsh Palm Retreat and the Shangri-La Bengaluru hotel as landmarks. Below, we set out the record, the current list and a simple way to check any builder.

Adarsh Group at a glance

Adarsh Developers, also known as Adarsh Group, is a Bengaluru real estate firm. It builds homes, offices and hotels. Its tagline is “Creating memories for a lifetime”. The Adarsh website shows it as a CREDAI member. CREDAI is the national body of Indian developers, with a Bengaluru chapter.

The 7 numbers below come from the Adarsh brochure. We have not audited them, so read them as the developer’s stated figures.

MeasureFigure (per the developer’s brochure)

Experience37 years
Projects completed26+
Customers12,000+
Area delivered22.38 million sq ft
Area ongoing13.9 million sq ft
Area upcoming25.09 million sq ft

Put in context, the upcoming pipeline of 25.09 million sq ft is larger than the 22.38 million sq ft built so far. So the group plans to build more in the coming years than it has in its first 37. That is a sign of scale. It also means buyers should watch delivery on each new project, not just the past record.

Almost all of this work sits in Bengaluru. The group has built across the east and south of the city, with many projects off Sarjapur Road and near the Outer Ring Road (ORR).

Landmark projects: Palm Meadows, Palm Retreat and Shangri-La

The brochure names 3 landmark projects. Each one shows a different side of the group.

Adarsh Palm Meadows is a villa community along Varthur Road in Whitefield. The developer’s website describes 570 villas on 100 acres. The first homes there are now many years old, so it shows how an Adarsh project ages.

Adarsh Palm Retreat is a second villa community, at Devarabisanahalli off the ORR near Bellandur. It sits close to the tech parks of the ORR corridor.

Shangri-La Bengaluru is a hotel on Palace Road in central Bengaluru. Adarsh Developers built it, and the Shangri-La group runs it. News reports at the time put its opening in 2015. It is a hospitality project, so it shows the group’s range beyond homes.

A useful habit: if you can, visit one of these older projects before you buy a new one. You can see how the roads, trees, clubhouse and common areas look 10 or 15 years after handover.

Current Adarsh Developers projects in Bengaluru

As of September 2026, the developer’s website lists more than 20 residential projects. We give the name and the location the website shows. Status and stock change often, so ask for the latest before you plan a visit.

Two patterns stand out in the 2026 list. First, 8 of the 21 names sit off Sarjapur Road, which is the group’s biggest cluster. Second, the list mixes apartments, villas and larger homes, from 1 BHK flats to 5 BHK homes.

The Sarjapur Road cluster

Sarjapur Road is where the group is most active today. Of the 21 current projects on the developer’s website, 8 sit off Sarjapur Road. Two of them, Adarsh Garden Estate and Adarsh Welkin Park, name Gattahalli as their location.

This matters for 3 reasons. First, a builder with many projects in one area has more local experience with its land records, roads and water supply than a newcomer. Second, it has a stake in how the area grows, since it sells there year after year. Third, you can compare 2 or 3 Adarsh projects within a short drive of each other on one Saturday.

It also means you should compare with care. Two Adarsh projects 5 km apart may differ in size, amenities and handover date. Check each one on its own Karnataka RERA page, and do not assume one project’s timeline applies to the next.

Sarjapur Road also has projects from many other Bengaluru builders. A fair shortlist puts 1 or 2 Adarsh options next to 1 or 2 from other firms. Compare them on the same 5 checks we list below.

Adarsh Welkin Park in the group’s lineup

Adarsh Welkin Park Apartments is one of the group’s larger current projects. It sits in Gattahalli, off Sarjapur Road, on Rayasandra Road beside Gattahalli Lake.

Per the developer’s brochure, it has 2.5 BHK and 3 BHK homes of 1,377 to 1,897 sq ft super built-up. The towers are G+25, and open space takes up 72% of the land. There are 75+ amenities, including a 73,000 sq ft clubhouse. Both phases carry separate Karnataka RERA numbers.

The developer’s website also shows the project as funded by ICICI Bank, and funded by and mortgaged with Tata Capital Housing Finance. Ask your own lender about its approval before you book.

You can see the full picture on our homepage: the overview, floor plans, amenities and RERA details. The August 2026 construction update shows Phase I Block 02 towers topped out.

How to check any developer’s track record

A long record helps, but it is not a promise. Every project stands on its own land, loans and approvals. Use these 5 steps for any Bengaluru builder, including this one.

1. Search the Karnataka RERA portal. Look up the promoter’s name. You will see every project it has registered since RERA began in 2017. Open each one and check the stated completion date against the latest quarterly update.

2. Check for complaints and orders. The same Karnataka RERA portal lists complaints and orders by project. A few complaints across 20 or more projects is normal. A pattern of delay orders across 3 or 4 projects is a warning sign.

3. Visit 1 or 2 delivered projects. Walk around a project the builder handed over 5 or more years ago. Look at the lifts, paint, drains and gardens. Talk to 2 or 3 residents at the gate or the clubhouse.

4. Talk to the residents’ association. Ask how the handover went, whether the corpus fund moved across, and how the builder handled snags. Our guide to apartment maintenance charges explains why the corpus handover matters under the RERA Act.

5. Check bank approvals. Large banks such as ICICI Bank do their own legal and technical checks before they lend on a project. A list of 3 or 4 approved lenders is a useful, if partial, signal.

What the record can and cannot tell you

A 37-year record tells you the group has built and handed over homes across many cycles. It tells you the brand has worked through several Bengaluru property cycles since 1988. It also means you can visit 26+ delivered projects and judge them for yourself.

It cannot tell you how one new tower will turn out. Delivery depends on the site, the phase, the loans and the approvals for that one project, more than on the brand. So judge each project on its own RERA page and its own site progress.

When you meet the sales team, ask 4 direct questions. Which Adarsh projects near Sarjapur Road have received an occupancy certificate? How close to the RERA date did the last 2 handovers land? Has the corpus moved to the residents’ association in those projects? Which lenders have approved this phase? Clear, written answers to these tell you more than a brochure page.
