Sarjapur Road Real Estate 2026: What Drives Demand and What Could Go Wrong

Bengaluru sold 27,968 homes in H1 2026, up 5% on a year earlier, per Knight Frank India. Sarjapur Road remains one of the city’s busiest home markets. Tech jobs, planned transit and large gated projects drive demand here. The risks are real too: slow infrastructure, water and heavy supply. This outlook sets out both sides, as of September 2026.

The city picture in 2026

Sarjapur Road does not move alone. It follows the wider Bengaluru market. The latest half-year figures come from Knight Frank India’s H1 2026 report.

Three points stand out. Sales grew, but only by 5%. Launches ran ahead of sales, so supply is not tight. And prices rose faster than sales, which Knight Frank links to affordability pressure in key micro-markets.

Office demand also shifted. Total office deals fell 23% in H1 2026. But global capability centres, or GCCs, took 60% of the space leased. These are in-house tech and back-office units of global firms. Many sit on the ORR and in east Bengaluru, which feeds home demand nearby.

What drives demand on Sarjapur Road

Tech jobs nearby. The ORR stretch near Bellandur holds large tech parks. Sarjapur Road itself hosts company campuses. The Welkin Park brochure lists TCS at 4 km, Siemens at 6 km and Infosys at 8 km from Gattahalli. Buyers who work here want short drives.

East Bengaluru’s share. Anarock reported that east Bengaluru drew 42% of the city’s home sales in Q2 2025. That made it the largest zone that quarter. East Bengaluru covers both Sarjapur Road and Whitefield. We compare those 2 corridors in our Sarjapur Road vs Whitefield guide.

Planned transit. The 36.59 km Sarjapur to Hebbal metro under Phase 3A would put 28 stations on a new line. The ORR Blue Line, under construction, should reach the Iblur end first. The Yellow Line to Electronic City has run since August 2025. Each of these links draws buyers to the corridor.

Supply that comes and goes. New launches in east Bengaluru swing from quarter to quarter. Anarock found the zone held 28% of the city’s new supply in Q2 2025. Yet that supply fell 50% from the quarter before. Developers slow launches when sales soften, which keeps unsold stock in check. Watch the next 2 quarterly reports for the trend.

Space and gated living. Many buyers now want large gated projects with clubhouses and open land. The outer Sarjapur Road stretch still has land for such projects. That is harder to find in older, denser parts of the city.

Infrastructure: what is real and what is planned

Buyers often hear about projects that are years away. Here is a plain status check, as of September 2026, based on news reports and agency statements.

Sarjapur to Hebbal metro (Phase 3A). The Karnataka cabinet approved it in December 2024. It still awaits Union government approval. Main construction has not begun. Treat it as a plan, not a date.

ORR Blue Line (Silk Board to KR Puram). This line is under construction, with stations at Ibbalur and Bellandur. Reports expect sections to open from late 2026 into 2027. It is the nearest new metro link for the inner Sarjapur Road belt.

Peripheral Ring Road (Bengaluru Business Corridor). The plan is a 73 km, 8-lane ring road run by the BDA. Reports say it got its environmental clearance in April 2026. Bids for the first package came in May 2026. Land buying is still in progress. Its route appears on the developer’s map near Welkin Park, but finishing dates remain unclear.

Cauvery Stage V. BWSSB launched this water scheme in October 2024. It aims to bring 775 million litres a day to 110 villages on the city’s edge. Local reports say supply to many homes has lagged so far.

The shift to larger budgets and bigger homes

Knight Frank’s H1 2026 data shows where buyers are spending. Homes priced ₹1 crore to ₹2 crore made up 45.8% of Bengaluru sales. Homes priced ₹2 crore to ₹5 crore made up 29.2%. That second band grew fastest, up 39% year on year.

In plain terms, more buyers are moving up. Some want an extra bedroom for a home office. Others want a bigger clubhouse and more open space. Sarjapur Road’s newer projects fit that demand, since many offer 3 BHK plans and large amenity areas.

This shift has a flip side. Higher budgets mean larger loans. Before you stretch, test your EMI against a 1% or 2% rise in rates. Keep at least 6 months of EMIs as a cash buffer.

The risks to weigh

A fair outlook needs the downside too. These are the 5 risks we raise with every buyer on this corridor.

  1. Infrastructure delays. The Phase 3A metro and the PRR have no firm finish dates. Do not pay extra for a line that may take years.
  2. Water supply. Many outer pockets still depend on borewells and tankers. Ask each project how water will reach your tower.
  3. Traffic. The ORR junction at Iblur and the Carmelaram stretch slow down at peak hour. Drive your route at 9 am before you book.
  4. Heavy supply. Bengaluru launched more homes than it sold in H1 2026. Resale buyers may have many new options to pick from, which can slow a sale.
  5. Delivery risk. Under-construction homes carry the risk of delay. Check Karnataka RERA for each phase and the developer’s past record.

None of these rules out Sarjapur Road. They shape how you buy. Pick a RERA-registered project, a developer with a long record and a home you would live in for 10 years or more.

What to watch over the next 12 months

A few events could change the Sarjapur Road story in 2027. None has a fixed date, so treat each as a signal to watch, not a promise.

  1. A central decision on Phase 3A. Union approval would start the clock on tenders and civil work for the 28-station line.
  2. Blue Line openings. The first ORR stations near Bellandur would give the inner belt its first metro stops.
  3. PRR land progress. Watch whether the BDA finishes paying for land along the 73 km route.
  4. Knight Frank’s H2 2026 report. It will show whether the 5% sales growth held through the year.

We will update this outlook when those figures come out.

How to read this market as a buyer

We suggest 4 simple steps for 2026.

  1. Start with your office. Short daily drives matter more than any metro plan.
  2. Check the RERA record. Match the completion date on Karnataka RERA with the sales pitch.
  3. Visit at peak hour. Time the drive to work and to the nearest hospital. Our guide to hospitals near Sarjapur Road lists 5 within about 8 km of Gattahalli.
  4. Plan to hold. Treat a home as a 10-year choice, not a quick trade.

Where Welkin Park fits in this market

Adarsh Welkin Park sits at Gattahalli, off Sarjapur Road, on Rayasandra Road beside Gattahalli Lake. It offers 2.5 BHK and 3 BHK homes of 1,377 to 1,897 sq ft in G+25 towers. The brochure lists 72% open space and a 73,000 sq ft clubhouse. Both Phase I and Phase II are RERA-registered. You can check the numbers under RERA.

It matches the demand trend for larger, gated homes with open space. It also carries the corridor’s risks, including a reported December 2028 possession and a metro that is not yet approved. The August 2026 site update shows Phase I towers topped out. See the latest photos under construction.

Frequently asked questions

Knight Frank India reports 27,968 homes sold in Bengaluru in H1 2026, up 5% on a year earlier. New launches rose 4% to 34,749 units, and average prices rose 9% year on year.

The main drivers are tech jobs on the ORR and Sarjapur Road, planned transit such as the Sarjapur to Hebbal metro and the proposed PRR, and demand for large gated projects with open space.

Not fully. The Karnataka cabinet cleared the 36.59 km Sarjapur to Hebbal line in December 2024. As of September 2026 it awaits Union government approval, per news reports.

Delays to the metro and the PRR, water supply in outer pockets, peak-hour traffic and heavy new supply. Check each project's RERA record and the developer's delivery history.

No one can promise that. City prices rose 9% in the year to H1 2026, per Knight Frank, but past trends do not guarantee future gains. Buy for your own use and a long holding period.
