The best areas to live on Sarjapur Road depend on where you work and how you live. The corridor runs about 20 km, from the Iblur junction on the ORR to Sarjapur town. We split it into 5 zones: Iblur and Bellandur, Kaikondrahalli to Carmelaram, Dommasandra, Sarjapur town, and the Rayasandra–Gattahalli pocket. Each has a clear trade-off between commute, space and quiet.
How the Sarjapur Road corridor is laid out
Sarjapur Road starts at the city end near Agara and HSR Layout. It crosses the Outer Ring Road at the Iblur junction. From there it runs southeast through Kasavanahalli, Kaikondrahalli, Doddakannelli and Carmelaram. It then passes Dommasandra and ends at Sarjapur town.
Most estimates put the Iblur to Sarjapur town stretch at about 20 km. The closer you live to Iblur, the shorter your trip to the ORR offices. Further out towards Sarjapur town, you get more space and quiet than at the ORR end.

Zone 1: Iblur and Bellandur, the ORR end
This is the most built-up part of the Sarjapur Road corridor. It sits where Sarjapur Road meets the Outer Ring Road, close to Bellandur Lake.
Why people choose it. The ORR tech parks in Bellandur and nearby are a short trip away. Shops, hospitals and restaurants are dense. Homes here are mostly older, so the area feels settled.
The trade-offs. Traffic at the Iblur junction is among the worst in Bengaluru at peak hours. New projects are few, because the Bellandur belt has little open land left. Homes tend to be older, with fewer modern amenities than new towers further out.
Who it suits. A single worker or couple who both work on the ORR and value a short commute over space.
A quick note on Bellandur Lake. It is one of the largest lakes in Bengaluru and drew national news for foam and fires in past years. Ask about the current state of restoration work. Visit on a dry day in April to judge the air and smell near your shortlisted tower.
Zone 2: Kaikondrahalli to Carmelaram, the middle belt
This stretch covers Kasavanahalli, Kaikondrahalli, Doddakannelli and Carmelaram. It is the heart of the family market on Sarjapur Road.
Why people choose it. Wipro’s corporate campus sits on Sarjapur Road at Doddakannelli. Kaikondrahalli Lake gives residents a place to walk. Carmelaram railway station, marked on the developer’s map, offers a suburban rail option. Many large gated projects line the road here.
The trade-offs. Sarjapur Road is still two lanes in parts of this stretch. The state has planned widening work for years, and progress varies from one section to the next. Short trips can take long at school and office hours.
Who it suits. Families who want a gated project, a lake walk nearby and a middle-distance commute to the ORR.
This belt also has the most choice in resale homes on Sarjapur Road. Many towers here are older than those near Dommasandra or Sarjapur town. That lets you see a finished home, meet the owners’ association and check the upkeep before you buy. New launches are fewer here than in Dommasandra or the Rayasandra pocket.
Zone 3: Dommasandra, the growing junction
Dommasandra is a junction town about midway out. The road to Varthur and Whitefield branches off near here.
Why people choose it. It links to both Sarjapur Road and Whitefield. Two well-known schools sit close by. Inventure Academy has a campus near Dommasandra Circle. Greenwood High has a Sarjapur Road campus near Gunjur, towards Varthur.
The trade-offs. The Dommasandra junction can jam at school hours, between 7:30 and 9 am. Civic services in newer layouts are still catching up with older parts of Bengaluru. Footpaths and cycle lanes are few, compared with planned layouts like HSR.
Who it suits. Families who want these schools, or who work in Whitefield and Sarjapur Road on different days.
Zone 4: Sarjapur town, the far end
Sarjapura is a hobli of Anekal taluk. It has an old market town at its core, now ringed by new projects and plots.
Why people choose it. Land and homes offer more space than at the city end. Azim Premji University has its campus in the Sarjapura area. The pace is slower, and green land is still close.
The trade-offs. It is the longest drive to the ORR, often an hour or more at peak. Sarjapur town has fewer hospitals and malls than the Iblur end. Much depends on future roads such as the proposed Peripheral Ring Road and the Satellite Town Ring Road. Neither has a firm opening date for the Sarjapur side as of September 2026.
Who it suits. Buyers who work near Sarjapur town, work from home 3 or more days a week, or plan to hold for 10 years or longer.
Zone 5: The Rayasandra–Gattahalli pocket
This pocket sits south of the main Sarjapur Road. It lies between Sarjapur Road and Hosa Road, in Sarjapur hobli, Anekal taluk. Adarsh Welkin Park Apartments sits here, on Rayasandra Road beside Gattahalli Lake.
Why people choose it. It has two ways out. Rayasandra Road leads to Hosa Road and Hosur Road for Electronic City. Local roads lead north to Sarjapur Road for the ORR belt. The Yellow Line, open since August 2025, has a Hosa Road station on the Hosur Road side. The lake setting is also quieter than the main road.

The trade-offs. Rayasandra Road is a local road, not an arterial. A 2021 news report flagged potholes and poor drains on part of it. Drive it at peak hours before you decide. Our Rayasandra Road guide covers the routes in detail.
Who it suits. Couples where one partner works in Electronic City and the other on the ORR. Also buyers who want a lake view and a large new project with 75+ amenities.

- Visit the school you want and time the 7:30 am run.
- Walk the area after 9 pm to judge lights and safety.
- Visit after heavy rain in September or October to see how the roads drain.
A note on prices. Rates differ a lot between Iblur and Sarjapur town, and they change often. We do not quote them here. Compare homes of the same age and size, and check what each price includes. A 10-year-old flat near Iblur and a new tower near Gattahalli are not like-for-like, even at the same size.
A note on proposals. The Sarjapur Road metro under Phase 3A and the Peripheral Ring Road are both proposed as of September 2026. Buy for the roads that exist today. Treat future links as a bonus if they come.
