We tried to find official data on the lake as of September 2026. Here is an honest summary.
We could confirm the lake’s name and place on public maps. We could confirm that local reports describe it as key to the area’s ground water. Some local listings also mention encroachment concerns around it, which is common for Bengaluru lakes.
We could not verify 3 things. The first is the lake’s exact area in acres. The second is which Bengaluru body manages Gattahalli Lake today. The third is whether it has a restoration plan after 2020. Many Bengaluru lakes fall under the city corporation, the Karnataka Tank Conservation and Development Authority or the Minor Irrigation department. The owner can differ from lake to lake.
So ask the sales team for the lake’s survey number and area. Ask which authority controls it. These answers matter more after the 2025 change in buffer rules, covered below.
What lake-side living is like
A lake next door changes daily life in about 5 ways. Some are gains, and some need care, as the table below shows.
The gains. Gattahalli Lake gives an open view that no one can build on, as long as the lake stays protected. Upper floors of a G+25 tower can look far across the water. Gattahalli Lake is one of many lakes in southeast Bengaluru. The city grew around a chain of old tanks, built to store rain for farms. Many still survive, though in mixed health.

Kaikondrahalli Lake, on the main Sarjapur Road, shows the other side. Residents often use it for morning walks. A lake with active care and a walking path adds more to daily life than one behind a locked fence.
For Gattahalli Lake, ask local residents how the lake looks across the year. People who walk Rayasandra Road each morning know it better than any map.
Sunrise, sunset and choosing your floor
Most buyers at Welkin Park pay for a lake view. So check what you will see from your own balcony.
Ask the sales team which of the towers and wings face Gattahalli Lake. Ask which side faces east for sunrise and which faces west for sunset. A west-facing flat gets the evening glow but also the harsh afternoon sun, from about 2 pm to 5 pm.
Height helps, but not always in a straight line. From the 20th floor, you see more water than from the 5th floor. But you also see more of the land beyond, where new towers may rise in 5 or 10 years.

Lake buffer rules in Bengaluru, as of September 2026
A buffer zone is a strip of land around a lake where no one may build. In Bengaluru, it protects the lake’s edge, its inflows and the ground water. For buyers, it also protects the view.
Here is how the rules have moved over the past 10 years.

Under the amended law, as reported, small lakes get smaller buffers than large ones. A water body up to 1 acre gets 3 m. One of 1 to 10 acres gets 6 m. One of 10 to 25 acres gets 12 m. Only lakes above 100 acres keep the full 30 m.
Environment groups in Bengaluru have opposed the change. They argue that thin buffers can harm water quality and ground water recharge. The rule may face further review or a court case in 2026 or later. Treat it as open to change.
What does this mean for a lake-side buyer in Bengaluru? Two things. First, a 3 m or 6 m buffer may let new buildings come up close to a small lake. The old 30 m rule kept them further back. That can affect a view that looks open today. Second, a project approved under the older 30 m rule should already sit outside that line.
Checks before you buy near Gattahalli Lake
Use these 6 checks on your site visit.
- Ask for the lake’s survey number and area in acres. Under the 2025 amendment, the area shapes the buffer width.
- Ask to see the buffer line on the approved site plan. Check that none of the Welkin Park towers sits inside it.
- Check the storm-water drains, called rajakaluves, near the site. Bengaluru drains have their own buffer rules.
- Search both phase numbers on the Karnataka RERA portal. Read the approved layout for Phase I and Phase II.
- Visit twice: once in the dry months of March to May, and once after heavy rain in September or October.
- Ask what land lies between Gattahalli Lake and your tower. Ask who owns it and what the zoning allows on it.
