A lake view can give a flat more daylight, more breeze and an outlook no one can build over. It can also bring mosquitoes, smell and flood risk if the lake is in poor health. This guide weighs both sides of lake facing apartments in Bangalore and gives 7 checks to run before you book. We use Adarsh Welkin Park, beside Gattahalli Lake off Sarjapur Road, as a worked example.
What a lake view really gives you
The first gain is space. A lake is a large open patch that no builder can fill with a tower. In a dense corridor like Sarjapur Road, that matters more than it does in an old, low neighbourhood. Our Gattahalli Lake guide covers the lake itself.
The second gain is light. A flat that looks over water gets sky on that side all day. Compare that with a flat that faces another tower 20 or 30 metres away.
The third gain is air. Open water and the green edge around it let wind move across the site. Many buyers also like the calm of a water view after a long day on the ORR.
There is a fourth, softer gain. Lakes in Bengaluru often come with walking paths, trees and birds. When a civic body or a lake group keeps it clean, a lake works like a free park next door.
The risks buyers tend to overlook
A lake is only as good as its health. If sewage flows in, the water turns green and weeds spread across it. In the dry months of March to May, the smell can reach flats 100 metres away. That same still water can breed mosquitoes.
Floods are the second risk. In September 2022, heavy rain flooded parts of the Sarjapur Road and ORR belt. News reports showed people in layouts such as Rainbow Drive and Sunny Brooks using tractors and boats to get home. Researchers linked the damage to blocked streams and paved-over catchments, not to lakes alone.
The third risk is rules. Land near a lake falls under buffer rules, and those rules changed in 2026. A project needs its plan approved under the rule in force when it got sanction.
The fourth risk is future works. A lake that is due for cleaning may see 6 to 12 months of machines, silt and noise. That is better than a slow decline, but it is a nuisance while it lasts.
Lake buffer rules in Bengaluru as of 2026
For years, the Karnataka Tank Conservation and Development Authority (KTCDA) Act, 2014, kept a flat 30 m buffer around lakes. In 2025 the state passed an amendment to set the buffer by lake size. The Governor first sent the bill back and asked for more detail.
News reports say he gave consent on 16 February 2026, and the state notified the Act on 18 February 2026. Here is the new scale, as reported at the time:
| Lake or tank area | Buffer zone (as reported, Feb 2026) |
|---|---|
| Up to 5 guntas | No buffer |
| 5 guntas to 1 acre | 3 m |
| 1 to 10 acres | 6 m |
| 10 to 25 acres | 12 m |
| 25 to 100 acres | 24 m |
| Above 100 acres | 30 m |
Lake groups and some experts in Bengaluru have opposed the change. They say smaller buffers weaken flood control. The rule may still face legal or political change, so confirm it as of the month you buy.
What does this mean for you? A 6 m buffer on paper does not make low land safe. Your real question is how far the tower sits from the water. The second question is how high the ground floor sits above the lake’s flood line. Ask the sales team to show both on the approved plan, not on a brochure sketch.
Benefits vs risks at a glance
| Factor | The upside | The downside | What to check |
|---|---|---|---|
| View | Open outlook no one can block | Varies a lot by tower and floor | Which units face the water |
| Light and air | More sky and breeze | West-facing glass can heat up | Orientation of your flat |
| Health of the lake | A clean lake works like a park | A sick lake brings smell and mosquitoes | Inflow drains, weeds, smell |
| Flood risk | Well-drained high land stays dry | Low land near inlets can flood | Site level vs lake, storm drains |
| Rules | 2026 rules are now clearer | Rules may change again | Approved plan and RERA filings |
| Resale | Many buyers seek a water view | Resale depends on lake upkeep | Lake care record over 5+ years |
7 checks before you book a lake-facing flat
Run these 7 checks on any lake-side project in Bengaluru, not just one.
- Visit after heavy rain. Go once in the monsoon, within 24 hours of a big downpour. Look at the approach road, the gate and the lake edge.
- Look at the lake itself. Walk the bund for 20 minutes. Note inflow drains, floating weeds, foam and smell.
- Ask for the approved plan. It should show the lake boundary, the buffer and the building line. Then match the project on Karnataka RERA against it.
- Check the site level. Ask how high the ground floor and basement sit above the lake’s high-water mark. Ask where the storm water goes, and whether the approach road stayed dry in the 2022 rains.
- Pick the right side. In most lake-side projects, fewer than half the flats face the water. Ask for the exact wing, stack and floor that gives the view you want.
- Check the mesh and the fittings. Mosquito mesh on all windows and balcony doors makes a bigger difference than any spray. Also check for rainwater harvesting and a sewage plant (STP) on site. A site with its own STP sends less waste toward the lake than one that relies on a tanker.
- Ask who cares for the lake. Find out if a Bengaluru civic body or a citizens’ group maintains it. Ask the year it was last cleaned and whether more work is due in the next 2 years.
How Adarsh Welkin Park measures up
Adarsh Welkin Park sits beside Gattahalli Lake on Rayasandra Road, off Sarjapur Road. The developer’s brochure calls it lake-facing. See the full location details and the nearby schools and tech parks on the homepage.
The towers rise to G+25, which helps upper floors look over the water. The brochure says 72% of the land stays open. The master plan marks water features on the lake side of the site. These include shallow water bodies, a floating walkway, a boardwalk and 2 viewing decks.
The written specifications cover 3 items from our checklist. Windows at Welkin Park are UPVC sliding units with mosquito mesh. Balcony doors are UPVC sliders with mesh too. The site plans for rainwater harvesting and a sewage treatment plant, plus dual piping that sends treated water to flushes.
Some points still need your own check. Not every flat in the 8 reported towers will face Gattahalli Lake. The view changes with the wing and the floor. Ask for the lake-side stacks on the floor plans, then visit the site after a rainy day.
Is a lake-facing flat worth it for you?
A lake view suits a buyer who spends a lot of time at home. If you work from home 3 or more days a week, the light and outlook add up. It also suits families with young children or parents who want a green edge for walks. A 30-minute walk by the water each evening is a real daily gain.
It suits a buyer less if the lake is sick and no cleanup is on the books. It also suits you less than a park view if the flat faces west over the water. West-facing glass takes the harsh sun from about 2 pm to 6 pm.
Lake-view flats in many projects cost more than inner-facing ones. Ask for the price sheet by stack and floor, not a single rate. Then weigh that gap against how many hours a week you will use the view.
A lake changes over 10 or 20 years, and so does the land around it. A buyer who checks the lake’s health, the plan and the site level now makes a safer bet than one who buys the view alone. Spend 2 or 3 hours on these checks before you pay a booking amount. It is a small cost next to a 20-year home loan.

Frequently asked questions
They can be, if the lake is healthy and the land sits well above its flood line. A lake gives open views and more light than a wall of buildings. Check lake health, drainage and the approved plan before you pay a booking amount.
For years the KTCDA Act kept a flat 30 m buffer around every lake. News reports say an amendment notified in February 2026 now sets buffers by lake size, from no buffer for the smallest tanks to 30 m for lakes over 100 acres. Confirm the current rule before you buy.
Still or weedy water can breed mosquitoes, so a sick lake is a real nuisance. A clean lake with moving water is far less of a problem. Mosquito mesh on windows and balcony doors helps; Adarsh Welkin Park's specification lists mesh on both.
Yes. The developer's brochure describes it as lake-facing, beside Gattahalli Lake on Rayasandra Road off Sarjapur Road. The view differs by tower, wing and floor, so ask which units face the lake.
There is no single answer. Higher floors in G+25 towers see more of the water and sky, while lower floors sit closer to the lakeside green. Visit two or three floors in the same wing before you choose.
